You arrive at immigration to extend your visa, you have gathered all the documents, you came early, and suddenly the officer asks about a paper you have never heard of. It is called TM.30, and without it your documents may not be accepted. This kind of story happens to foreigners in Thailand regularly. And the fault almost never lies with the person themselves. They simply did not know that someone was supposed to file something.
In this article we will explain what the TM.30 notification is, why it exists, who is obliged to file it, how not to be left without it and what to do if your landlord refuses to deal with it. We will speak in plain language and avoid legal terms wherever we can.
TM.30 is a notification to immigration that a foreigner is staying at a particular address. It is filed not by the foreigner but by the person with whom they are staying. The owner of a house, the landlord of an apartment, the hotel management, a management company. Immigration always wants to know where foreign citizens are in the country, and this notification provides that information.
In essence, it is the duty of the host. The law proceeds from the idea that if you have let a foreigner into your home, you are obliged to report it to the state. So when we say “file a TM.30”, we mean an action by the landlord, not your personal concern.
In hotels everything happens automatically. When you check in, the receptionist registers you and you do not even notice the procedure. Difficulties arise in the case of long-term rentals, when you rent an apartment, a villa or a room. There the landlord may not know about the obligation, may forget it or may simply not want to get involved with bureaucracy.
It may seem that since the responsibility lies with the landlord, it does not concern you. But in practice the consequences fall on you. Immigration may ask for confirmation of the notification during a number of procedures. These include a visa extension, the residence report and a change of status. If there is no confirmation, the official has the right to postpone the review until the matter is resolved.
Since your stamp has an expiry date, any delay hits you in particular. You waste time, worry and go to immigration several times. It happens that because of a missed notification a person ends up on the verge of the deadline and has to act in a hurry.
We should also say that practice differs between immigration offices. In some places they ask about TM.30 almost every time, in others rarely. But counting on not being asked is dangerous. It is wiser to treat having the notification as a condition of a calm life and to check it in advance.
The person who provides the accommodation to the foreigner must file it. If you rent an apartment from a private individual, that is the owner. If you live in a condominium, the unit owner or the management company may file, depending on the internal rules. If you are staying at a hotel or guesthouse, the management does it. If you are living at an acquaintance’s house, the responsibility lies with them.
The deadline is fairly strict. The notification must be filed within twenty-four hours from the moment the foreigner arrives at the place of residence. In practice some flexibility is allowed, but this deadline is the one to aim for. The earlier it is filed, the fewer questions there are.
There is a rule that is often forgotten. The notification has to be filed again every time you return to the country after a trip abroad. Even if you live in the same apartment with the same landlord. If you came back from a holiday, a new notification is needed. If you moved to another address, a new one is needed too. People who travel a lot regularly find that they have a confirmation but it is already out of date.
There are several ways. You can go to immigration and submit a paper form in person. You can use the online system, where the landlord registers and enters your details. For this they will need your passport, visa details, date of entry and address. The method depends on convenience and on how familiar the landlord is with the procedure.
After filing, the landlord receives a confirmation, usually in the form of a receipt with a number. It is worth photographing and keeping this receipt. You may need it when you visit immigration. A copy of the paper or a screenshot with the number is better than a verbal assurance “I filed everything”.
If you live in a condominium, ask the management company whether they file notifications for tenants. In many buildings this is a standard service. In other cases the unit owner does it themselves or entrusts it to an intermediary. Do not hesitate to ask who exactly handles it, because that determines whom to approach if there are problems.
Do not rely on words. Check. Ask the landlord to show the confirmation with the number. Make sure it states your passport details without errors and the correct address. Make sure the date matches your most recent entry into the country.
It is possible to check the status online through the immigration service. For this you usually need your passport details and the confirmation number. The service shows whether the notification is registered and whether it is current. This check takes a few minutes, but it spares you an unpleasant surprise at immigration.
A good habit is to check the status after every return to the country and after every move. Set a reminder on your phone. If you live on a student visa, make it part of your regular procedures together with the residence report and planning your trips abroad. This happens. The landlord may say it is unnecessary hassle, that nobody asked for it before or that they do not know how. Sometimes behind this lies a reluctance to advertise renting out the property for tax reasons. Whatever the reasons, the result is what matters to you.
The first thing worth doing is to explain calmly that you need the notification for your visa extension and that without it the procedure may drag on. Many landlords meet you halfway when they understand that not much is asked of them. Offer help. You can show how the system works or even help with filling it in if the landlord agrees.
If the landlord keeps refusing, assess the situation. By law the responsibility lies with them, and the refusal creates a risk for you. Perhaps it is time to consider other housing. It is an unpleasant option, but it is better to learn about the problem before signing a long contract than in the middle of the lease. Do not try to file the notification on the landlord’s behalf by posing as them. That may create even more problems. Act openly and through lawful channels.
Suppose you came to immigration and were told that your documents cannot be accepted without the confirmation. The main rule in such a situation is to stay calm. A scene and an argument with the officer will not help. Find out exactly what is needed and in what form.
Usually the matter is resolved like this. You contact the landlord and ask them to file the notification urgently. After filing, you get the confirmation and return to immigration. If the validity of your stamp has not yet run out, you have time. If it is nearing its end, you have to act quickly and perhaps involve the help of those who know the practice of that office.
That is why it is important not to put off the visit until the last day. The bigger the reserve, the easier it is to fix any shortcoming. Students usually live in the country for a long time and regularly go through the same procedures. For them TM.30 becomes part of the routine. Every time you return from a trip, it is worth reminding the landlord that a new notification is needed. Agree in advance that you will tell them your arrival date and they will file the notification within a day.
If you travel often, it makes sense to write down your travel schedule and warn the landlord in advance. That way you avoid a situation where the notification has not been filed and you are already approaching the date of your visit to immigration. For those who plan many trips, it is also useful to know about the re-entry permit, without which leaving the country may cancel your visa.
For those who live in a hotel or guesthouse, usually nothing needs to be done. The management registers guests automatically. But if you stay for a long time, check this at the front desk and ask for confirmation.
So that the notification does not turn into stress, it is useful to develop a simple routine that you repeat at every new address. It consists of a few steps and takes very little time.
Even before signing the contract, ask the landlord whether they file the notification with immigration and by what method. This is a normal question, and the answer says a lot about the landlord. A person who answers confidently and calmly has probably been renting to foreigners for a long time and knows the rules. A person who is surprised and asks again needs explanations.
On the day you move in, give the landlord your passport details and your date of entry into the country. It is better to send them in writing, in a messenger, so that a trace remains. Attach a photo of the passport data page and the page with the latest entry stamp. That way the landlord does not have to look for anything, and the chance of a mistake is reduced.
A day or two later, ask for the confirmation. Do not hesitate to remind them if it has not arrived. A polite reminder will not offend and will spare you unnecessary worry. Save the confirmation on your phone and in the cloud so that it does not get lost.
Finally, set a reminder for the date when your current procedure ends, whether it is a visa extension or a residence report. A week before the visit to immigration, check the status again. If something is wrong, you will have time to fix the situation.
Even when the landlord is ready to file the notification, mistakes arise in the process. It is worth knowing them so that you notice in time.
The most frequent is a typo in the passport details. One wrong digit in the passport number, and the system will not match the data. You arrive at immigration and find that the notification is registered to another person or cannot be found at all. So ask the landlord to send a photo of the completed form or a screenshot before submitting.
The second mistake is a wrong date. The notification was filed with the date of the first entry, but you have already come back from a trip and entered again. What counts for immigration is the date of the last entry. If the dates do not match, the document may not be accepted.
The third mistake is a wrong or incompletely written address. If the notification gives one address and the lease gives another, that raises questions. Make sure the details match. The name of the building, the unit number, the district, everything must be identical.
The fourth mistake is a notification that is not renewed when you move. You changed apartments within the same complex and no new notification was filed. As a result immigration sees an outdated address. Any change of residence requires a new notification.
The fifth mistake is trusting other people’s promises. “I filed everything, don’t worry” is no substitute for a confirmation with a number. Always ask for the document.
In Phuket a lot of housing is rented out through agencies. They take on part of the work and quite often file the notification themselves on behalf of the owner. This is convenient, but you still need to check.
Ask the agency whether filing the notification is part of their services. If it is, ask for written confirmation of this point in the contract or in correspondence. If it is not, find out who will handle it and agree on the deadlines.
An agency may file the notification on behalf of the owner, in which case the confirmation is issued in the name of the owner or the agency. This is normal, the main thing is that your details and the address appear in the document. Keep a copy for yourself.
If the agency answers evasively or shifts the responsibility to the owner, while the owner refers to the agency, that is a warning sign. Then you will have to find out yourself who will file and when. Do not leave the question for later.
In condominiums the system is often better organised, because there is a management company. It knows the requirements and can file notifications for all tenants. But every building has its own rules. In some buildings you receive the confirmation automatically, in others you must go to the reception and leave a copy of your passport.
In villas and detached houses everything depends on the owner. These are often private individuals who are renting to foreigners for the first time. You need to explain in detail what is required of them, and preferably show them how to file the notification. Many agree when they see that it is not difficult.
With long contracts, for a year or more, it is worth agreeing on the procedure in advance. Write into the contract that the owner undertakes to file the notification after each of your returns to the country and to pass the confirmation to you. Such a clause protects both parties. You get a guarantee, and the owner gets a clear course of action.
For peace of mind, put together a small set of documents and keep it always accessible. A photo of the passport data page. A photo of the page with the latest entry stamp. A copy of the lease. The notification confirmation with its number. The contacts of the landlord or management company. All of this is convenient to store in one folder on your phone.
When you go to immigration, also put printed copies in your bag. The electronic version is good, but paper always saves you if the network is down or the phone has run out of charge. An extra five minutes of preparation saves an hour in the queue.
And finally, do not forget that rules can change. Immigration practice evolves, and forms, services and requirements change. So before an important procedure it is useful to check current details with the school, with the agency or at the office itself.

"Отличная школа. По ценам сразу всё говорят, так что будет вся картина где, сколько и за что надо платить. Если будут возникать вопросы как сделать банковскую карту, как сделать реэентри, бордер и тд, в этом тоже подскажут и помогут. Везде стоят кондеи, есть место где можно чай/кофе/водичку попить, печеньки и тд. Есть несколько языков, если вы хотите серьёзно учиться) знаю ребят, кто ходит на тайский и они уже прям могут пообщаться, не просто 20-30 фраз и слов, которые за год тут, как мне кажется, само собой выучиваются. А если английский будете учить, то попадайте в группу к Андрею - это лучший учитель английского за мою жизнь, да и просто пообщаться с ним всегда интересно и приятно. Здравствуйте, хочу поделиться своим опытом обучения Английскому в Mega School. Вы сможете выбрать удобное время и группу с вашим уровнем владения английским: this is great school - в моем случае, A1. Здесь отличные, отзывчивые преподаватели, способные поддержать любой диалог и стремящиеся дать вам максимум знаний, за ограниченное длиной курса, время. Немаловажным для меня, было наличие в классах кондиционера и то, что все учебные материалы - бесплатно предоставляются школой. В группе есть симпатичные девушки, if you know what i mean ;) Кстати, если вас интересует бордерран, такая услуга тоже есть, а работать с русскоговорящим руководителем Никитой - одно удовольствие! Однозначно рекомендую!

Получил в школе консультацию на русском языке. После оплаты годового обучения школа сделала мне учебную визу, учу английский у носителя языка. Есть классы для любого уровня владения английским, также можно учить тайский по желанию. Оперативная обратная связь и высокое качество обучения, удобное место - всем рекомендую эту школу!
